Acceptance of construction work and final acceptance certificate

The final inspection is a very important part of the building/construction process, since the owner/builder confirms that the work has been completed to the owner/builders satisfaction as stipulated in the contract.
The limitation of the warantee begins now.

And the contractors obligation to provide indemnification ends. After the final acceptance the contractor is entitled to full settlement for the work done agreed on in the contract.

Acceptance of construction work is a visual check of the serviceability / usage property at the final inspection date. The surveyors assists and advises the owner/builder in technical matters at the final acceptance. No liability is assumed for building parts that are covered or not visible, e.g. sealing materials (damp proofing), heat insulation (heat proofing) bedding, interconnecting material or joinder (static), sound insulation and insubstantially analysed and tested properties of building components and materials. For these types of faults/defects a procedure for conservation of evidence has to be done.

Refusal of payment in the case of alleged but not proven building defects is ruled out by a FINAL ACCEPTANCE CERTIFICATE. The building surveyor checks the workmanship for defects if it fulfils the contract. In addition to a ‘routine’ final acceptance the defects already present are categorised into substantial and insubstantial defects.

A final acceptance certificate is issued if the owner/builder refuses the final acceptance inspection!
