Agricultural valuation

Are a specialised field. Therefore it has its own nominated office / authority at state level, in Thuringia, the Department of agriculture.

The valuation for agricultural enterprises / farms are, on the one hand similar to the valuation of real estate, and on the other hand made up of many special tasks: i.e. the valuation of complete farm lands, as well as the valuation for sectional and cross-sectional compen-sation and / or compensation for detours when agricultural land is ceded for road construction.

Field of activity of the agricultural surveyor:
1. valuation of equipment and performance
2. determining of causes, assessing and clarifying of causal connec-tions
3. exchange of subject knowledge

Main emphasis:
1. valuation of individual land/property
2. valuation of buildings
3. valuation of services
4. valuation of sectional-, cross-sectional- and detour damages
5. valuation of leases

Reasons for valuations:
1. Determining the common property value of land, buildings and ag-ricultural enterprises for tax purposes:
for example when selling land, buildings for other purposes or tasks
2. determining of open market value
3. determining damages caused by third parties:
e.g. caused by animals, vehicles or pesticides
4. determining the value of services:
e.g.: laying of cables for electricity, telecommunication; or wind power stations,
5. determining compensation in land revocation for public use:
legal losses, loss of income
6.determining lease values and lease reversal compensation.

Customers / clients are:
1. private individuals, farmers and non agricultural people
2. tax consultants and agricultural tax office
3. county and / or district courts
4. local authority district and construction departments.
